Notice of Rescheduled Public Meeting Concerning a Zoning By-law Amendment September 2025
Take Notice that the Township of Minden Hills has received one (1) complete application to amend the Township’s Zoning By-law. The Township of Minden Hills will be holding a Public Meeting, as required under the Planning Act, and as follows:
And Take Notice that a public meeting for application PLZBA2025069 originally scheduled for September 16, 2025 has been cancelled, and the public meeting is being rescheduled.
The public meeting is rescheduled as follows:
The purpose of the Public Meeting will be to consider Zoning By-law Amendment Applications PLZBA2025069 pursuant to Section 34 of the Planning Act as shown below:
PLZBA2025069 (Houlding): The subject property is zoned ‘Shoreline Residential (SR)’ and is located within the Waterfront designation of the Township’s Official Plan. The subject property is currently developed in the form of a single detached dwelling and accessory structures. The application would permit an 84.7 square metre (912 square foot) two-storey addition to the existing non-complying dwelling which is located within 15 metres of the high-water mark of Canning Lake. The property owners are also proposing to demolish the existing 37.5 square metre (404 square foot) non-complying garage and rebuild a 67 metre (720 square foot) new garage, in which will maintain a 17.8 metre setback to the high-water mark of Canning Lake (see Key Map).
The proposed amendment would serve to rezone the property from ‘Shoreline Residential (SR)’ Zone to a site specific ‘Shoreline Residential Exception (SR-E)’ Zone to permit the increased size of an existing non-complying dwelling and the demolition and reconstruction of an existing non-complying garage.

To Participate in Person: Members of the public wishing to participate and make comment or speak at the Public Meeting must: pre-register by emailing the Clerk's Department by Wednesday, September 24th before 4:00 PM or by attending and registering the morning of the meeting before 8:30 AM in the Township Council Chambers, 7 Milne Street, Minden.
To Participate via Zoom on the Web or by Telephone please email the Clerk's Department by Wednesday, September 24th before 4:00 PM to obtain login information. If attending virtually, please log-on 30 minutes before the meeting.
Written Submissions either in support of or opposition to the applications must be received prior to the Public Meeting and can be submitted to Amanda Dougherty, Manager of Planning Email.

Any Person may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the proposed Zoning By-law Amendments.
If a person or public body would otherwise have an ability to appeal the decision of the Council for the Corporation of the Township of Minden Hills to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Council for the Corporation of the Township of Minden Hills before the by-law is passed, the person or public body is not entitled to appeal the decision.
If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Council for the Corporation of the Township of Minden Hills before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
