Notice of a Complete Application and Public Meeting Concerning a Zoning By-Law Amendment
Part Lot 28, Concession 5, Snowdon, 1014 Bumblebee Lane, Burnt River (PLZBA2025062 - Ezer)
Take Notice that the Township of Minden Hills has received a complete application to amend the Township’s Zoning By-law. The site-specific amendment applies to property located in Part Lot 28, Concession 5, Geographic Township of Snowdon, being a lot at 1014 Bumblebee Lane, and having roll number 4616-041-000-41300 (see Key Map on reverse side).
And Take Notice that the Township of Minden Hills will be holding a Public Meeting, as required under the Planning Act. The Public Meeting is an opportunity for Council to hear and consider comments related to the proposed amendment. Any member of the public may speak in favour, or opposition to, the proposed amendment during the Public Meeting.

Location: This will be held as a Hybrid meeting (in person and electronic)
Purpose and Effect: The subject property is currently zoned ‘Rural (RU)’ and is located within the Waterfront designation of the Township’s Official Plan. The proposed amendment would serve to rezone the property from ‘Rural (RU)’ Zone to a site specific ‘Shoreline Residential Exception (SR-E)’ Zone to permit the increased size of a dwelling which is located within 15 metres of the high-water mark of the adjacent river. The application would serve to extend the existing ground level decks 10.35 square metres (111.41 square feet) along the west side of the dwelling and to construct a second storey addition with 20.49 square metre (220.55 square foot) wraparound upper level decks within the cabin’s existing/proposed building footprint. The height is also proposed to increase from 5.2 metres (17.06 feet) to 7.52 metres (24.67 feet).

To Participate in Person: Members of the public wishing to participate and make comment or speak at the Public Meeting must: pre-register by emailing admin@mindenhills.ca fby Wednesday, August 27th before 4:00 PM or by attending and registering the morning of the meeting before 8:30 AM in the Township Council Chambers, 7 Milne Street, Minden.
To Participate via Zoom on the Web or by Telephone please email admin@mindenhills.ca by Wednesday, August 27th before 4:00 PM to obtain login information. If attending virtually, please log-on 30 minutes before the meeting.
Written Submissions either in support of or opposition to the application must be received prior to the Public Meeting and can be submitted to adougherty@mindenhills.ca

Any Person may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the proposed Zoning By-law Amendment.
If a person or public body would otherwise have an ability to appeal the decision of the Council for the Corporation of the Township of Minden Hills to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Council for the Corporation of the Township of Minden Hills before the by-law is passed, the person or public body is not entitled to appeal the decision.
If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Council for the Corporation of the Township of Minden Hills before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
