What is a shoreline road allowance (SRA) and who owns it?
Shore Road Allowance (SRA), were originally established in the late 19th century for logging and transportation purposes. These lands are often still owned by Township unless the property owner has purchased it. If the SRA remains Township owned lands, You may be able to purchase the SRA through a formal application process.
If purchasing or proposing development on a waterfront property, it is recommended that you confirm if the shore road allowance is included with the property. This may be confirmed by inquiring of your solicitor for a title search or through an Ontario Land Surveyor (OLS).
If you are interested in the purchase of the SRA that lies in front of your property, it is recommended that you reach out to the Planning department to request a copy of the applicable policy document and application form.
Why do I need a zoning compliance review for development on my property?
All building permits must comply with applicable law, including the zoning bylaw. Zoning review confirms that the proposed access, use, height, floor area, setbacks, and lot coverage, regulations of the zoning bylaw are compliant. If any of these items are not compliant, planning approvals may be required prior to a building permit being issued.
What if I am not able to prepare a site plan?
It is not requirement to have a professional draft your plan, and hand drawn plans are accepted; however, the Building Permit Site Plan must provide accurate and scaled information. Staff cannot produce a site plan or assist in the drafting of a site plan for building permit. It is recommended that if the requirements of a Building Permit Site Plan are not within your skillset to produce, you may wish to engage professional services to assist you in drafting your plan.
Please be advised that if site plans are not accurate or there are major discrepancies, a survey or survey confirmation by an Ontario Land Surveyor (OLS) may be required.
How do I find out if there is a survey available for my property?
If a registered survey is available for a property, you may be able to obtain a copy from the Ontario Land Registry Office online platform here: https://www.onland.ca/ui/19.
Alternatively, you can engage the services of a solicitor to do a title search for all documents registered for your property, or enlist the services of an OLS.
