Purpose of Application

The purpose of the application is to provide relief from the Township of Minden Hills Zoning By-law 06-10, as amended, to permit the construction of a 37.2 sq. metre (400 sq. foot) detached carport. The application will have the effect of providing relief from Section 5.2 of the Zoning By-law to recognize a reduced side yard setback of 11 metres (36.1 feet), whereas 15 metres (49.2 feet) is required.

Purpose of Application

The purpose of the application is to provide relief from the Township of Minden Hills Zoning By-law 06-10, as amended, to permit the construction of a 162.6 square metre (1,750 square foot) steel storage building. The application will have the effect of providing relief from Section 4.1.8 of the Zoning By-law to recognize a lot coverage of detached accessory buildings and structures of 6.1% of the lot area, whereas a maximum of 5% of the lot area, is otherwise permitted. 

As identified on the site plan the owners are also proposing to demolish and reconstruct the dwelling. However, no planning approvals are required for the reconstruction, and it therefore does not form part of this application.

Township Amendments

Township Initiated – Official Plan Amendment – Delegated Authority  

Property 

The Official Plan Amendment applies to all lands within the Township of Minden Hills. On this basis, no location map has been provided.

Purpose of Amendment 

The purpose of this amendment is to establish policies to allow the approval of minor Zoning By-law Amendments, specifically the removal of a holding (H) provision, approval of temporary uses, correcting errors or omissions, amendments as a condition of consent, and other amendments deemed to be technical in nature, to be delegated to an employee, specifically the Manager of Planning Services and Chief Administrative Officer or their designates. The amendment will also introduce alternate measures for public notice associated with delegated matters. The effect of the amendment will be to streamline the approval of minor zoning by-law amendments to improve processing timelines and efficiency. 

Status 

The amendment is scheduled for public meeting on September 10, 2026.  

The public meeting is an opportunity for the public to provide comments or feedback, and for Council to hear and consider comments related to the proposed amendment. No staff recommendation will form part of the public meeting to allow an opportunity for further revisions to the amendment that may arise as a result of comments received.
