Zoning By-law Amendment Applications

Purpose of Application

The subject property is zoned ‘Village Commercial (C4)’ and is located within the Residential designation of the Township’s Official Plan. The property is currently developed in the form of a dwelling, which most recently provided a mixed use commercial unit and dwelling unit. The application would serve to rezone the property from the ‘Village Commercial (C4)’ zone to the ‘Residential Type One (R1)’ zone in order to permit a primary residential use on the property. 

The proposal will facilitate internal renovations of the building only and no changes to the building footprint is proposed.

Purpose of Application

The property is designated ‘Waterfront’, ‘Rural’ and ‘Environmental Protection’ in the Township’s Official Plan. The subject property is zoned ‘Recreational Commercial (C3)’ and ‘Hazard Land (HZ)’ in the Township’s Zoning By-law 06-10. The lands subject to the application are entirely within the ‘Waterfront’ designation and ‘Hazard Lands (HZ)’ zone. The property is currently developed as the Kinark Outdoor Centre, an overnight children’s camp. The zoning by-law amendment would serve to rezone areas already developed for the camp and which are outside of natural heritage and steep sloped areas from the HZ zone to the C3 zone. The application is intended to facilitate an addition to an existing dormitory. Any identified steep slopes and wetlands, together with appropriate protected setbacks will remain zoned HZ.

Purpose of Application

The property is primarily designated ‘Rural’ with a small portion of lands on the southeast of the property designated ‘Environmental Protection’ in the Township’s Official Plan. The subject property is zoned ‘Rural (RU)’ with a small portion of lands on the southeast of the property zoned ‘Hazard Land (HZ)’. The property is currently vacant and has no principal use established. The temporary use by-law would serve to permit the construction of a 223 square metre (2400 square foot) one storey accessory building for the purposes of storing agricultural equipment and farm implements. The application will have the effect of allowing an accessory building to be constructed prior to an established primary use on the property. The temporary use by-law will serve to facilitate the establishment of a horticultural farm as a primary use and will be in effect for a period of three years.

Minor Variance Applications

Purpose of Application

The purpose of the application is to provide relief from the Township of Minden Hills Zoning By-law 06-10, as amended, to permit a two-storey accessory building having a ground floor area of 35 square metres (377 square feet) with an upper storey sleeping cabin. The main floor of the building is intended for storage of outdoor equipment. The application will have the effect of providing relief from Section 5.2 to recognize a reduced side yard setback of 2.1 metres (6.9 feet) whereas 4.5 metres (14.8 feet) is otherwise required for a two-storey accessory building with a sleeping cabin.
