Notice of Passing of a Township Initiated Zoning By-law Amendment

Take Notice That the Council of the Corporation of the Township of Minden Hills passed By-Law No. 26-93 on the 8th day of October 2026, under the provisions of Section 34 of the Planning Act, RSO 1990, c. P. 13. The Zoning By-law Amendment applies to all lands within the Township of Minden Hills. On this basis, no location map has been provided with this Notice.

In Making Their Decision, Council considered all oral and written submissions regarding this application, and which did not affect the amendment as approved.

The Purpose and Effect: The purpose of the amendment is to reduce frequent friction points when interpreting and applying the Zoning By-law to proposed development projects. The effect of the amendment will be consistency with the Provincial Planning Statement and conformity with the County of Haliburton Official Plan, while also providing reasonable flexibility for reoccurring amendments, improving clarity of existing provisions and ensuring appropriate use of accessory structures. The amendment will add a list of common structures not otherwise noted in the Zoning By-law; reword the regulations for certain accessory structures while maintaining the same intent; permit garages and additional dwelling units (ADU) to be located in front of dwellings; increase accessory lot coverage from 5% to 6%; limit upper-storey use of accessory buildings; increase the size of sleeping cabins from 35 sq. m to 45 sq. m; permit accessory buildings where the principal use is a farm; ensure permanent signs are not permitted in the water yard of Shoreline Residential (SR) lots; permit shipping containers in commercial and industrial zones; and increase the maximum distance from a dwelling to an ADU from 30 m to 100 m. Additional revisions to wording and organization are also proposed.
