Take Notice That the Committee of Adjustment of the Township of Minden Hills will hold a Public Meeting on:

Location: Hybrid Meeting (In-person and Electronic via Zoom)
The purpose of the Public Meeting will be to consider a proposed Minor Variance Applications PLMV2026041 (Brake & Cain) and PLMV2026042 (Mulcahy) to the Township of Minden Hills Zoning By-law pursuant to Section 45 of the Planning Act.
Application for Minor Variance PLMV2026041 (Brake & Cain)
Location of the Subject Lands: Part of Lot 15, Concession 14, Geographic Township of Lutterworth, municipally known as 2994 Deep Bay Road (see Key Map).
Purpose and Effect of the Application:
The purpose of the application is to provide relief from the Township of Minden Hills Zoning By-law 06-10, as amended, to permit the construction of a 37.2 sq. metre (400 sq. foot) detached carport. The application will have the effect of providing relief from Section 5.2 of the Zoning By-law to recognize a reduced side yard setback of 11 metres (36.1 feet), whereas 15 metres (49.2 feet) is required.
Application for Minor Variance - PLMV2026042 (Mulcahy)
Location of the Subject Lands: Part of Lot 3, Concession 13, Geographic Township of Lutterworth, municipally known as 1350 Hamilton Road, located on South Lake (see Key Map).
Purpose and Effect of the Application:
The purpose of the application is to provide relief from the Township of Minden Hills Zoning By-law 06-10, as amended, to permit the construction of a 162.6 square metre (1,750 square foot) steel storage building. The application will have the effect of providing relief from Section 4.1.8 of the Zoning By-law to recognize a lot coverage of detached accessory buildings and structures of 6.1% of the lot area, whereas a maximum of 5% of the lot area, is otherwise permitted.

To Participate: Members of the public wishing to participate and make comment/speak at the Public Hearing must pre-register by emailing Donna Sisson by Friday August 28, 2026 , before 4:00 PM or by attending the Township Council Chambers, located at 7 Milne Street, Minden, and registering the morning of the meeting before 9:00 AM. Participants registering after 9:00 AM will not be permitted into the public hearing.
Participants attending virtually will automatically be placed into a holding room and brought into the hearing as permitted by the Chair. Please note the live-stream link provided for each hearing will only be activated while Committee of Adjustment is in session.

Input on the above noted application is welcome and encouraged. You can provide your input, either in support or opposition to the proposed minor variance, by making a written submission to the Township or by speaking at the Public Hearing. If you do not submit written comments or attend the Public Hearing, except as otherwise provided in the Planning Act, you may not be entitled to any further notice in the proceedings.

Any person or agency who is of the opinion that holding the hearing as a hybrid/combined in-person and electronic hearing is likely to cause them significant prejudice, may make a submission to the undersigned, and if the Committee is satisfied that holding the hearing as hybrid is likely to cause the party significant prejudice then the hearing will be re-scheduled as an oral hearing only. If a person or agency does not make a submission to the Secretary-Treasurer prior to the hearing, and the person or agency does not participate in the hearing in accordance with this Notice, then the Committee may proceed without the party’s participation and the party will not be entitled to any further notice in the proceeding.
