Take Notice That the Committee of Adjustment of the Township of Minden Hills will hold a Public Meeting on:
Date: Monday September 28, 2026
Time: 9:30 AM
Location: Hybrid Meeting (In-person - 7 Milne St., Minden and Electronic via Zoom)
The purpose of the Public Meeting will be to consider a proposed Minor Variance Applications PLMV2026057 (Garrard) and PLMV2026058 (Stinson) to the Township of Minden Hills Zoning By-law pursuant to Section 45 of the Planning Act.
Application for Minor Variance - PLMV2026057 (Garrard)
Location of the Subject Lands: Part of Lot 12, Concession 6, Geographic Township of Minden, municipally known as 1171 Harrison Bay Lane, located on Horseshoe Lake (see Key Map).
Purpose and Effect of the Application:
The purpose of the application is to provide relief from the Township of Minden Hills Zoning By-law 06-10, as amended, to permit the construction of a 135.9 square metre (1,463 square foot) two storey dwelling with an attached deck. The application will have the effect of providing relief from Section 4.8.4 of the Zoning By-law to recognize a height increase of 5 metres (16.4 feet) for an existing non-complying building, whereas a maximum height increase of 1.2 metres (3.9 feet), is otherwise permitted.
Application for Minor Variance - PLMV2026042 (Stinson)
Location of the Subject Lands: Part of Lot 27, Concession 5, Geographic Township of Lutterworth, being vacant lands located on Highway 35 and having roll number 4616-051-000-64105 (see Key Map).
Purpose and Effect of the Application:
The purpose of the application is to provide relief from the Township of Minden Hills Zoning By-law 06-10, as amended, to permit the construction of a 145.7 square metre (1,568 square foot) dwelling with a 72.8 square metre (784 square foot) attached garage. The application will have the effect of providing relief from Section 5.2 of the Zoning By-law to recognize a side yard setback and rear yard setback of 10 metres (32.8 feet), whereas a minimum setback of 15 metres (49.2 feet), is otherwise required.

To Participate: Members of the public wishing to participate and make comment/speak at the Public Hearing must pre-register by emailing Jodi Whalen, Planner by Friday September 25, 2026 , before 4:00 PM or by attending the Township Council Chambers, located at 7 Milne Street, Minden, and registering the morning of the meeting before 9:00 AM. Participants registering after 9:00 AM will not be permitted into the public hearing.
Participants attending virtually will automatically be placed into a holding room and brought into the hearing as permitted by the Chair. Please note the live-stream link provided for each hearing will only be activated while Committee of Adjustment is in session.

Input on the above noted application is welcome and encouraged. You can provide your input, either in support or opposition to the proposed minor variance, by making a written submission to the Township or by speaking at the Public Hearing. If you do not submit written comments or attend the Public Hearing, except as otherwise provided in the Planning Act, you may not be entitled to any further notice in the proceedings.

Any person or agency who is of the opinion that holding the hearing as a hybrid/combined in-person and electronic hearing is likely to cause them significant prejudice, may make a submission to the undersigned, and if the Committee is satisfied that holding the hearing as hybrid is likely to cause the party significant prejudice then the hearing will be re-scheduled as an oral hearing only. If a person or agency does not make a submission to the Secretary-Treasurer prior to the hearing, and the person or agency does not participate in the hearing in accordance with this Notice, then the Committee may proceed without the party’s participation and the party will not be entitled to any further notice in the proceeding.
